What is Agriturismo La Frattina?

Agriturismo La Frattina is a small, adults-only countryside retreat near Buonconvento, in southern Tuscany.
The restored 19th-century farmhouse has four individually designed double rooms and welcomes a maximum of eight adult guests. La Frattina is surrounded by gardens, olive trees, fruit trees and open countryside, with a saltwater swimming pool and peaceful outdoor areas.
Breakfast is included, and seasonal Tuscan dinners are available on selected evenings by request.

How many rooms does La Frattina have?
La Frattina has four ensuite double rooms: Mimosa, Siena, Oliveta and Granaia.
Each room accommodates two adults, giving the property a maximum capacity of eight guests.
Because La Frattina is intentionally small, guests can enjoy a personal atmosphere, quiet common areas and an uncrowded pool and garden.


Is La Frattina an adults-only agriturismo?

Is La Frattina suitable for groups?
La Frattina can accommodate small groups of up to eight adults across its four double rooms.
The property may be suitable for friends or family travelling together, intimate celebrations and exclusive-use stays. Larger groups, events and weddings cannot normally be accommodated because of the limited number of rooms and dining capacity.

How far is La Frattina from Pienza, Montalcino, Siena and the Val d'Orcia?
La Frattina is conveniently located for exploring some of the most popular destinations in southern Tuscany.
Pienza, one of the best-known villages in the Val d'Orcia and a highlight for many visitors, is approximately 25 minutes away by car. Montalcino and San Quirico d'Orcia are both around 20 minutes away, while Siena can usually be reached in approximately 30 minutes.
Several wineries are located within a 10- to 20-minute drive of La Frattina, making it easy to include a wine tasting or vineyard visit during your stay.
Buonconvento, the nearest village, is only a few minutes away by car. It has a relaxed local atmosphere and offers restaurants, cafés, shops, a pharmacy and a train station.

How do I get to La Frattina?
Agriturismo La Frattina is located along the SP451, a few kilometres outside the village of Buonconvento, in the Province of Siena.

Can I stay at La Frattina without a car?
Yes. Many guests stay at La Frattina without a car and manage very well, although some advance planning is helpful.
Buonconvento can be reached by train or bus, and we offer a transfer service between Buonconvento train station and La Frattina for €10 each way, subject to availability and advance confirmation.
During your stay, it is also possible to explore the area using local trains and buses, private drivers, licensed tour guides, e-bike or bicycle rental, or a Vespa rented for the day.
A car provides the greatest flexibility, particularly for visiting smaller villages, wineries and countryside locations, but it is not essential for enjoying a stay at La Frattina.


Can I reach La Frattina by train or bus?
Yes. Buonconvento has a train station and local bus connections, including services from Siena.
From Buonconvento station, guests can use our transfer service to reach La Frattina, subject to availability and advance confirmation.


Do you offer a transfer service from Buonconvento station?
Yes. We offer a transfer service between Buonconvento train or bus station and La Frattina for €10 each way.
The service is subject to availability and must be arranged in advance. When booking, please include your expected arrival time in the comments section.


Which airports are closest to La Frattina?
Florence Airport is the closest major airport to La Frattina.
Other practical options include Pisa, Bologna and Rome Fiumicino. Guests arriving by air can continue by rental car, train or private transfer.


Is parking available at La Frattina?
Yes. Free private parking is available inside the gated property.
The parking area has shaded covering to help protect vehicles from the sun, although it is not fully waterproof.


Does La Frattina have an electric-vehicle charger?
Yes. An electric-vehicle charging point is available in the parking area.
Charging is subject to availability and is charged according to the amount of electricity used.

Reservations, Arrival and Departure



Is there a minimum stay?
Yes. The minimum stay is two nights in low season and three nights during high season, from 1 May to 15 October.
La Frattina is designed as a peaceful countryside retreat rather than a quick stopover. We believe the property and surrounding area are best enjoyed over several days.


What are the check-in and check-out times?
Arrival at the property and check-in are available between 15:30 and 18:30.
Check-out is by 10:30.
Please contact us in advance if you expect to arrive later than planned.


Can I request early check-in?
Unfortunately, early check-in is not available.
The time between departure and arrival is fully dedicated to breakfast service, housekeeping, room preparation and preparing the property for incoming guests.


Can I request late check-out?
Late check-out may be possible, subject to availability and an additional fee.
Please ask us during your stay, and we will confirm whether it can be arranged and advise you of the applicable cost.


What is included in the room rate?
The room rate includes breakfast, bed linen, bath and pool towels, toiletries, slippers, tea and coffee, daily housekeeping, Wi-Fi, private parking, and access to the swimming pool and gardens.
Any optional services, dinners, drinks, transfers or other extras are charged separately unless stated otherwise in your reservation.


What are your payment and cancellation policies?
For direct reservations, our full Terms and Conditions—including payment, deposit and cancellation policies—are clearly displayed during the booking process before the reservation is confirmed.
A non-refundable initial payment equal to 5% of the total accommodation value is charged at the time of booking. This amount is deducted from the final accommodation balance and is not an additional fee. Reservations may be cancelled up to 28 days before arrival without any further cancellation charge; however, the initial 5% payment remains non-refundable. The remaining accommodation balance is due 28 days before arrival.
Cancellations made fewer than 28 days before arrival, and no-shows, are charged the full accommodation amount.
Reservations made through external booking platforms are subject to the payment and cancellation conditions displayed on the relevant platform.


Is a deposit required?
For standard direct reservations, a non-refundable initial payment of 5% of the total accommodation value is charged at booking and deducted from the final balance. Reservations for three or four rooms, including exclusive use of La Frattina, are subject to separate group-booking conditions and require a higher non-refundable deposit. The exact deposit, minimum-stay requirement and cancellation conditions are clearly displayed during the booking process before confirmation.


Which payment methods do you accept?
For accommodation, we accept most major credit and debit cards and the payment methods available through our booking system.
Cash payment at the property may be possible only if arranged when booking, as the reservation must be adjusted before the system processes the payment automatically.
Payment arrangements for dinners, drinks and other extras will be confirmed during your stay.

Meals at La Frattina



Is breakfast included?
Yes. Breakfast is included in the room rate for all guests staying at La Frattina.
Our breakfast combines homemade and carefully selected local products, with seasonal ingredients from our garden whenever available. Vegetarian and gluten-free options can be arranged on request.


What time is breakfast served?
Our regular breakfast service is available from 08:30 to 09:30. During this time, we serve freshly prepared coffee, cappuccino and tea, as well as eggs prepared in various ways on request.
Guests are welcome to continue enjoying the breakfast buffet until 10:00.
For guests planning an early departure, cycling trip or morning activity, breakfast can be arranged from 08:00 on request. Please let us know by the evening before so that we can prepare everything in advance.


How does dinner work at La Frattina?
Dinner at La Frattina is an intimate seasonal dining experience reserved for staying guests.
We serve a four-course tasting menu inspired by traditional Tuscan home cooking and shaped by the ingredients available at that time. With only two to four tables, the atmosphere is personal, quiet and relaxed.
Alberto prepares the menu throughout the day in the spirit of traditional Sunday family cooking: slowly, generously and from scratch. During dinner, he also shares the stories, origins and local traditions behind the dishes.
We use seasonal produce from our vegetable garden whenever possible, together with carefully selected local ingredients and organic grass-fed meat. Our pasta, ravioli, desserts and other preparations are homemade at La Frattina.


Is dinner available every night?
Dinner is available on request and requires a minimum of four guests.
We do not have fixed dinner days. Each week is different, and dinner evenings are arranged according to guest interest and our availability.
Please let us know if you would like to dine with us during your stay, and we will inform you of the possible evenings.


What does dinner cost?
The fixed dinner price is normally between €50 and €55 per person, depending on the menu.
The price includes four courses and 0.75 litres of still or sparkling water for every two guests. Other beverages are charged separately.
A selection of local wines is available, including wines from producers located within approximately 20 minutes of La Frattina.


What meals are available at La Frattina?
Breakfast is included in the room rate and is served every morning.
Dinner is available on request on selected evenings, subject to our availability and a minimum of four guests. 
Lunch is not a regular service, but may occasionally be available. We will always try to assist guests staying without a car or those with mobility difficulties where possible.
We also prepare aperitivi with finger food and a beverage to enjoy in the garden. Please give us at least two hours’ notice.
The nearest restaurant is approximately five minutes away by car or around 20 minutes on foot.

Can you accommodate dietary requirements?
Vegetarian menus can normally be arranged, and gluten-free options may also be possible with advance notice.
As La Frattina is a small home kitchen and not a certified allergen-free or celiac kitchen, we cannot guarantee the complete absence of cross-contamination.
Guests should inform us before arrival of any allergies, intolerances or dietary requirements so that we can confirm what can be accommodated.


Is dinner open to people who are not staying at La Frattina?
No. Dinner at La Frattina is reserved exclusively for registered overnight guests.
This allows us to keep the experience intimate and prepare each menu according to the small number of guests dining with us.

Pool and Outdoor Areas



Does La Frattina have a swimming pool?
Yes. La Frattina has a 10 × 5 metre saltwater swimming pool surrounded by gardens and open countryside.
The pool has a uniform depth of approximately 1.40 metres and is accessed by a wide, comfortable ladder with broad steps.


Is the swimming pool reserved for guests?
Yes. The pool is reserved exclusively for registered guests staying at La Frattina.
As the property has only four rooms and accommodates a maximum of eight adults, the pool area remains quiet and uncrowded.


What facilities are available around the pool?
Each room has its own dedicated pool station equipped with:
• a large sun lounger;
• an adjustable reclining beach chair;
• a small table;
• a sun umbrella; and
• a hanger for wet towels and swimwear
Pool towels are included in the room rate. An outdoor shower is also available beside the pool, and guests are kindly asked to shower before entering the water.


Is the pool chlorinated?
La Frattina uses a saltwater treatment system. The water generally feels softer and has a milder smell than water in a traditionally chlorinated pool.
The water quality and pH level are checked daily, and the water is additionally sanitised using a UV lamp.


When is the pool open?
The outdoor pool is normally open from May until October, depending on weather and seasonal conditions.


Can we bring food and drinks to the pool?
Food is not permitted in the pool area because it attracts ants and other insects.
Drinks may be enjoyed only in non-breakable containers. Glasses, glass bottles and other glass objects are strictly prohibited around the pool, as broken glass can be extremely difficult to detect and may require the pool to be closed and drained for safety.

Rooms, Housekeeping and Facilities



How many rooms does La Frattina have?
La Frattina has four individually designed ensuite double rooms: Mimosa, Siena, Oliveta and Granaia.
Each room accommodates two adults, giving the property a maximum capacity of eight guests.


What facilities are included in the rooms?
All rooms include:
• a 160 × 200 cm double bed with mattress topper;
• air conditioning and heating;
• an ensuite bathroom with shower;
• bed linen and towels;
• pool towels;
• toiletries;
• slippers;
• fly screens; and
• Wi-Fi
Tea and coffee facilities are available either in the room or in the shared guest area, depending on the room category.


Do the rooms have air conditioning?
Yes. All guest rooms have individual air conditioning and heating.


Is housekeeping included?
Yes. Daily housekeeping is included and is normally carried out between 11:00 and 14:00.
The service includes making the bed, cleaning the bathroom, refreshing the room and replacing used items when needed.
On the first day after check-in, we may provide only a brief check or skip housekeeping altogether, allowing guests time to unpack and settle in comfortably.


How often are towels and bed linen changed?
Towels and bed linen are normally changed every four to six days, depending on the length of stay.
For a nine-night stay, a mid-stay linen change is normally provided around the fifth day. Additional changes may be requested and may be subject to an extra charge.


Are pool towels provided?
Yes. Pool towels are included in the room rate.
Each pool station also has a hanger for drying wet towels and swimwear.


What toiletries are provided?
The bathrooms are supplied with Prija toiletries, a vegan-friendly Italian line inspired by natural ingredients such as ginseng and green walnut.
The toiletries include a bar of hand soap, hair conditioner and a combined hair-and-body wash in the shower.


What else is provided in the rooms?
Each room is equipped with a hairdryer, laundry bag, mini-fridge, slippers, wardrobe hangers and a luggage rack. An iron and ironing board can be placed in the room on request.
The bathroom also includes small dark towels for make-up removal or shaving, an illuminated magnifying mirror, a shower cap, bath mat, additional toilet paper and a small waste bin.
Tea and coffee are available throughout the day in the shared guest area. In the Granaia room, private tea and coffee facilities are provided directly in the room.


Do you have Wi-Fi?
Yes. High-speed Wi-Fi is available throughout La Frattina, including the guest rooms, pool area, gardens, common spaces and breakfast area.
The connection is provided through Starlink and is suitable for normal browsing, video calls and streaming.


Are laundry facilities available?
Yes. Guests may use our washing machine for a small fee.
Laundry detergent is provided, together with an outdoor drying area and hangers. An iron and ironing board are available free of charge.
Self-service laundromats can also be found in Montalcino and Monteroni d'Arbia.


Is there a refrigerator in the room?
Yes. All rooms have a mini-fridge containing a small selection of refreshments, mainly water and soft drinks.
Part of the fridge is intentionally left empty so that guests can store their own preferred drinks or other small items.


Are the rooms suitable for working remotely?
The rooms and common areas have reliable Wi-Fi, and Granaia includes a writing desk.
La Frattina is suitable for occasional remote work, although the property is primarily designed as a peaceful countryside retreat rather than a business hotel.

Property Rules and Guest Comfort



Is La Frattina adults-only?
Yes. La Frattina is designed primarily as an adults-only retreat and normally welcomes guests aged 18 and above.
Any exception involving a minor must be agreed with us in writing before booking. The property is not specifically designed or childproofed for infants or children.


Are pets allowed?
No. Pets are not permitted at La Frattina.


Is smoking allowed?
Smoking is strictly prohibited inside all guest rooms and indoor common areas.
Smoking outdoors is permitted only in designated areas equipped with ashtrays. Due to the high risk of wildfires during the dry summer months, cigarette butts must be fully extinguished and placed only in the ashtrays provided.


Are there quiet hours?
Yes. Quiet hours are from 22:00 to 07:00.
La Frattina is intended to be a peaceful countryside retreat, so parties, loud music and disruptive behaviour are not permitted.


Can outside visitors come to La Frattina?
Only registered guests included in the confirmed reservation may stay overnight at the property.
Day visitors may be permitted only with our prior approval. Please contact us in advance before inviting anyone who is not included in your reservation.


Can we eat or drink in the bedrooms?
To protect the furnishings and textiles, food and alcoholic drinks should not normally be consumed in the bedrooms.
Guests are welcome to use the restaurant and outdoor seating areas instead. Any damage, stains or extraordinary cleaning may result in an additional charge.


Can outdoor shoes be worn inside the rooms?
We kindly ask guests not to wear muddy, wet hiking or cycling shoes inside the ensuite bedrooms, particularly in rooms with carpets.
Indoor slippers are provided. Outdoor shoes may be worn in the common areas.


Is there anything we should know about the septic system?
Yes. As La Frattina is a countryside property with a septic system, only human waste and toilet paper may be flushed.
Wipes, sanitary products, cotton pads and all other items must be placed in the bins provided.


What should I do if I have allergies or special requirements?
Please inform us before arrival about any allergies, intolerances, dietary requirements or other specific needs.
As a small property and home kitchen, we will make reasonable efforts to accommodate requests, but we cannot guarantee that every requirement can be met. Guests with serious allergies should confirm with us in advance whether their needs can be safely accommodated.

What can I visit near La Frattina?
La Frattina is well located for exploring southern Tuscany.
Pienza is approximately 25 minutes away by car, while Montalcino and San Quirico d'Orcia are around 20 minutes away. Siena can usually be reached in about 30 minutes.
Other nearby destinations include Buonconvento, Monticchiello, Chiusure, Monte Oliveto Maggiore, Bagno Vignoni and the landscapes of the Crete Senesi and Val d'Orcia.


Are there wineries near La Frattina?
Yes. Several wineries are located within approximately 10 to 20 minutes by car.
Wine tastings and vineyard visits normally need to be booked in advance. We are happy to suggest local producers according to your interests and help with practical arrangements where possible.


Can you help arrange a private guide?
Yes. We can recommend licensed local guides for private sightseeing tours in the surrounding area.
A guide can add valuable context about local history, art, architecture, food and traditions. Tours should normally be arranged in advance and are subject to the guide's availability.


Can you help arrange a private driver?
Yes. Private drivers are available for wine tours, village visits, transfers and other excursions.
Advance booking is strongly recommended, particularly during high season. Prices depend on the itinerary, duration and number of guests.


Can I rent an e-bike or bicycle?
Yes. E-bike and bicycle rental can be arranged through local providers, subject to availability.
Some providers can deliver the bicycles directly to La Frattina. Advance booking is recommended, especially during busy periods.


Can I rent a Vespa?
Yes. Vespa rental is available in Buonconvento, only a few minutes from La Frattina.
It can be a convenient way to explore nearby villages and countryside roads for the day. 


Are there thermal spas near La Frattina?
Yes. Bagno Vignoni is approximately 30 minutes away and is well known for its historic thermal setting.
The thermal spas of Rapolano Terme are also within comfortable driving distance and offer pools, wellness treatments and day visits.


Are there restaurants near La Frattina?
Yes. Buonconvento and the surrounding villages offer a good selection of restaurants, trattorias, wine bars and cafés.
The nearest restaurant is approximately a 20-minute walk from La Frattina, which can be a convenient option for guests who prefer not to drive after enjoying wine with dinner.
